The Perry Dye redesign is the course's defining strength: railroad ties, pot bunkers, water, peninsula targets, demanding angles and difficult green complexes. Current USGA ratings and community evidence agree that Carlton Oaks is a genuinely difficult public course, particularly from Tournament, Black and Blue. Dye-style pot/deep bunkers are central to the course's strategic identity, while current community reports describe inconsistent sand and dirt/mud-heavy conditions.

Green architecture is a major strength, but condition evidence varies from relatively favorable April reports to sharply negative late-August 2026 putting-surface feedback. The San Diego River-valley setting, mature trees, creek/lake features and Dye visual framing create a more scenic experience than the current conditioning alone suggests. The river-valley terrain is relatively flat and walking is allowed, but 6,700-plus-yard middle/back tee options make the total walk substantial.
